Want a home plan made for your Borivali space?
Borivali homes, from IC Colony to the national park edge
Borivali sits at the northern end of Mumbai's western suburbs and has a strongly residential, family character. Borivali West includes IC Colony with its long-established housing societies, the Shimpoli and Chikoowadi pockets, the busy LT Road and SV Road belt near the station, and Gorai's larger planned layouts towards the creek. Borivali East is shaped by Sanjay Gandhi National Park, with Magathane, Devipada and the Western Express Highway stretch adding newer towers alongside older buildings. Many families here have lived in the same neighbourhood for decades, and many flats are now being redeveloped. That gives us a steady mix of older homes that need a proper re-plan and new homes that need a builder layout turned into a family home.

Common layout issues in Borivali homes
Borivali homes tend to be lived in by several generations, and most layouts were not drawn with that in mind. We often find a living room carrying too many jobs at once, too little storage for a family's things, and a kitchen cut off from where everyone spends time. In older IC Colony and Shimpoli buildings, bathrooms and plumbing usually need redoing before anything else. In newer towers on the east side, the problem is a generic builder plan. We start by mapping how your family actually uses the home: who works from home, who needs quiet, where elders need easy access. Then we re-plan circulation, add built-in storage and, where the structure allows, open the kitchen to the living space. Homes near the national park also get damp in the monsoon, so we specify materials and waterproofing for it.
Borivali 3BHK, 4BHK and bungalow homes for multi-generation families
Larger Borivali homes, in the newer towers on the east side, the redeveloped buildings in the west and the independent homes near IC Colony and Gorai, are usually shared by several generations. A 3BHK or 4BHK here has to work for everyone at once. We plan a bedroom for elders close to a bathroom with easy movement, keep the children's rooms away from the main living area, and design a dining space that seats the whole family for a festival meal. A pooja room is designed into the plan rather than squeezed into a corner, and a quiet study gives someone a place to work. In bungalows and duplexes we plan the stair, terraces and garden edge as part of the home. Joinery and finishes are chosen to last, because Borivali homes are bought to stay in.

Renovating a long-held Borivali flat
Many Borivali families renovate rather than move, because the neighbourhood, the school and the station are exactly where they want to be. A good renovation here begins with the services: replacing old wiring and concealed plumbing, fixing waterproofing in bathrooms and along external walls, and checking for monsoon leaks. Once that is sound, we re-plan the layout where it helps and design the interiors around the family's routine. We plan the work in phases, follow the society's rules on timings and material movement, and keep you informed at each stage. If your building is close to redevelopment, we'll tell you so you can decide how far to go.
Small offices and clinics in Borivali
Borivali has a busy professional economy of its own: clinics, CA and law offices, coaching spaces and small studios around the station, SV Road and the Western Express Highway. We design these with the same plan-first method we use for homes, working out how patients, clients or staff move through the space before planning reception, cabins, storage and services. For clinics and offices that need partitions or service changes, being architect-led keeps the work compliant.

Interior design in Borivali, your questions
Borivali projects are often long-held homes that need services renewed before the visible work, so the scope of civil and plumbing work is usually the biggest variable. At a premium finish, a 3BHK typically runs ₹25–35 lakh, a 4BHK or penthouse ₹48–70 lakh, and a villa or bungalow ₹70 lakh to ₹1.5 crore. You get a fixed, itemised quote after the first site visit in Borivali.

Yes. Alongside Borivali we regularly take on projects across nearby Mumbai localities including Kandivali, Dahisar, IC Colony, Gorai.
Yes, across Borivali East and West including IC Colony and Shimpoli. As architects we plan the home for the long term, not just the current moment.
That's exactly the architect's job. We plan storage, shared spaces and flexible rooms so the home adapts over years instead of needing another renovation in three.
Yes, we're turnkey. One accountable team takes it from drawings through civil work, joinery and finishing to handover, so you're not coordinating separate contractors.
Yes, and it should come first. Homes near the national park and in older buildings often have seepage through external walls or from bathrooms. We find the source, fix the waterproofing and choose materials that tolerate humidity before any new joinery or paint goes in, so the new interior doesn't spoil in a season.
Yes. Alongside IC Colony and Shimpoli in Borivali West, we work in Gorai, Magathane, Devipada and the newer towers along the Western Express Highway on the east side. Our studio in Goregaon is a short drive away.
