Goregaon is where KAAGJ's studio sits, and it is one of the most varied suburbs on the western line. On the west side, Bangur Nagar, Jawahar Nagar, Unnat Nagar and Motilal Nagar are dense with older co-operative housing societies, many now in redevelopment, while the SV Road and Link Road stretches add newer mid-rise and high-rise buildings. Across the Western Express Highway, Goregaon East changes character: the large Oberoi Garden City complex with towers such as Oberoi Exquisite and Oberoi Esquire, the residential pockets near the Hub Mall and Dindoshi, and the greener edge of Aarey Colony and Film City. That range means we see everything from a re-planned flat in a forty-year-old building to a large new 3 or 4BHK, and we plan each to its own building.
Planning problems we see in Goregaon flats
In the older Goregaon West societies, the problems are the familiar Mumbai ones: a dark, closed kitchen, a long passage, and bathrooms that need their waterproofing and plumbing redone before anything else. In the Motilal Nagar and Bangur Nagar redevelopments, the flats are new but the layouts are drawn to sell, with oddly shaped bedrooms and little thought given to where a wardrobe or a desk will actually go. In the big Goregaon East towers, the challenge flips: there is space, but rooms are planned as boxes rather than around a family's day. Because we are architects, we start with the plan in every case: reworking circulation, moving the kitchen or a door where the structure allows, and making storage part of the walls. Being local also means we can visit the site often during execution.
Goregaon 3BHK, 4BHK and penthouse interiors, room by room
Goregaon's larger homes are concentrated in the towers of Oberoi Garden City, such as Oberoi Exquisite and Oberoi Esquire, the newer high-rises off Link Road and the redeveloped buildings around Bangur Nagar and Jawahar Nagar. A 3BHK or 4BHK in these buildings has room to be deliberate: a proper foyer, a dining zone that seats the whole family, a master suite with a dressing area, and a study that is planned in rather than squeezed in. In penthouses and duplexes we plan the stair and terrace as part of the home and use the extra height for lighting and joinery that make the space feel considered. Re-doing an older Goregaon home without moving out of the area
Plenty of Goregaon families love their neighbourhood but have outgrown the way their flat works. Renovation is often the better answer than moving, especially in Goregaon West, where older buildings can have more room to rework the plan than a new tower does. We survey the structure, check the society's rules on work timings and debris removal, and tell you honestly which walls can move. Then we phase the work: civil and services first, joinery next, finishing last, with a clear timeline at each stage. If a building is heading into redevelopment, we'll say so too, because it changes how much it makes sense to spend now.
