Khar's low-rise lanes and redevelopments
Khar West is one of the few parts of the western suburbs that still feels residential at street level. Its numbered roads, from the 14th Road belt near Linking Road to the quieter stretches toward Khar Danda and the Carter Road end, are lined with low-rise buildings of three to seven floors, many built in the 1960s to 80s. Over the past decade a steady stream of these has been redeveloped into boutique buildings with fewer, larger flats per floor. Khar Gymkhana, the station and the shops along Linking Road and SV Road are the everyday landmarks. Across the tracks, Khar East is busier and more mixed. The result is a neighbourhood where an old family flat and a brand-new redevelopment can sit on the same lane.
Planning homes in Khar's older buildings
Khar's older buildings were planned for a different way of living. Kitchens are closed off at the back, bathrooms are small, balconies have often been enclosed over the years, and rooms are arranged off a central passage that wastes space. The good news is that low-rise buildings are often more flexible than towers. Load-bearing walls need care, but partitions, kitchens and enclosed balconies can usually be re-planned. We study the structure first, then show you what is possible: a kitchen opened to the dining space, a bathroom enlarged by reclaiming a passage, light brought back into a dark room. In new redevelopments the job is different, refining a builder plan that was designed to sell rather than to live in.
Khar's larger flats, penthouses and independent homes
Khar's redevelopments have brought larger homes into its quiet lanes: 3BHK and 4BHK flats with one or two apartments per floor, and penthouses with terraces on top. These homes have the space; the work is making it feel considered. We zone the plan so the formal living and dining, the family areas and the bedrooms each have their own place, give the main bedroom a proper dressing area, and plan the terrace as a room with shade, lighting and planting. Independent homes and older bungalows in the lanes near Khar Danda get the same approach, with the services renewed before any finishes go in. The result is a home that matches the address.
Renovating a Khar family flat
Many families in Khar have lived in the same flat for decades and would rather renovate than move. That is often the right call, because the location is hard to replace. A good renovation here usually covers more than finishes: new wiring and plumbing in buildings where the originals are long past their best, waterproofing redone in every wet area, and a re-planned layout that suits the household as it is now. We survey the flat, explain what the structure allows and agree a scope and a phase plan with you.
